1. Introduction

Welcome to Myhoodratings. These Terms and Conditions govern your use of the website and services operated by Myhoodratings Ltd ("we", "us", "our"). By accessing or using our platform, you agree to be bound by these Terms.

2. Description of Service

Myhoodratings provides a platform for UK renters to anonymously review rental properties and landlords. Additionally, the platform facilitates a "Runner" service, allowing users to request and fulfill property viewings on behalf of others.

3. User Accounts and Verification

• Reviewers: Users submitting reviews may do so anonymously. A pseudonym will be generated for public display to protect your identity.
• Runners: Users acting as Runners must provide their real, legal name and verify their identity, including their UK Right to Work (Share Code), before providing services.
• You are responsible for safeguarding your account credentials and for all activities that occur under your account.

4. Property Reviews (User-Generated Content)

By submitting a review, you agree that:

• The review represents your honest, true, and personal experience as a tenant at the specified property.
• You will not post defamatory, abusive, offensive, or discriminatory content.
• You will not include sensitive personal information (such as private phone numbers or exact bank details) in public comments.
• We reserve the right to moderate, flag, or remove reviews that violate our community standards or are proven to be materially false.

5. Runner Services and Payments

• Credits: Users can purchase Myhoodratings Credits to pay for Runner services. Credits are non-refundable unless a service cannot be fulfilled.
• Runner Payouts: Payments to Runners are processed securely via Stripe. Runners act as independent contractors and are solely responsible for declaring their income and paying applicable taxes to HMRC.
• Liability: Myhoodratings acts solely as an intermediary to connect users requesting viewings with available Runners. We are not liable for the condition of the property or any disputes arising from the viewing itself.

6. Landlord Responses

Verified landlords or property managers may respond to reviews left on their properties. Responses must be professional and adhere to the same content standards required of our tenant reviewers. Landlords may not demand the removal of factually accurate reviews.

7. Intellectual Property

The platform, including its original content, features, and design, is owned by Myhoodratings Ltd and is protected by international copyright and trademark laws. You retain ownership of the content you submit but grant us a worldwide, royalty-free license to use, display, and distribute it on our platform.

8. Limitation of Liability

To the maximum extent permitted by UK law, Myhoodratings Ltd shall not be liable for any indirect, incidental, special, or consequential damages resulting from your use of the platform, your reliance on property reviews, or your interactions with other users (including Runners).

9. Governing Law

These Terms shall be governed by and construed in accordance with the laws of England and Wales. Any disputes arising under or in connection with these Terms shall be subject to the exclusive jurisdiction of the English courts.
